| This is a limited inspection of a property required by banks and building societies to assess the suitability of the property for mortgage lending purposes. It deals primarily with the value of the property in its present condition. It will not report in detail on the condition or disrepair items unless they are so severe that they may significantly affect value or saleability. The surveyor will take into account what can be reasonably seen within the property and the general external condition |

This is a much more detailed inspection and report designed to give the purchaser useful information, in a user friendly format designed by the Royal Institution of Chartered Surveyors. The report also includes a valuation.
Important features of the Homebuyer Survey include

Identification of significant and urgent repairs and maintenance. |

Any essential further investigations. |

A list of matters with probable legal implications which legal advisors should include in their enquiries. |

Useful advice on maintenance matters. |

A clear and concise overview of market value marketability particular features and overall condition of the property. |
The inspection includes all reasonably accessible parts to the property both internally and externally (from ground level or from a 3 m ladder to accessible areas). The roof void will be entered (where practical and safe) to enable the surveyor to comment on the condition of the roof structure.
An overall impression of the services will be given (i.e. gas, electric, heating, plumbing) but these will not be tested.

Outbuildings such as garages will be commented upon but only in respect of serious or significant defects.
Comment is made on the site and boundaries, to include advice on any special risks such as large nearby trees.
This report is suitable for most properties but not those which are of unusual construction are very large or old. |

Commonly referred to as a structural survey, this report is particularly suited to large, old or unusual properties and can be tailored to the needs of the client and type of building.
This survey involves a comprehensive inspection of the property and a detailed report which focuses on method of construction, state of repair and future maintenance requirements.
Every aspect of the property is looked at as for the Homebuyer Survey and Valuation but in greater depth, and with technical analysis to include a schedule of maintenance and repair with emphasis on priority. Additional investigations can be incorporated within the report such as testing of services including drains, electrics, plumbing and heating.

This type of report will provide an assessment of you property with a SAP rating. SAP is a government approved method of assessing how energy efficient homes are.
In addition you will be provided with advice on recommended improvements to enhance the energy efficiency of the property, together with details of estimated costs to carry out the work, payback periods and result and improvement in the SAP rating following completion of the repairs.

This is a new survey product to be launched in 2004 as a forerunner to the government’s proposed changes in the home buying process.
The government intend to make it a legal requirement for home sellers to provide an information pack on their property before it is offered for sale. Part of this pack will include a Home Condition Report. The Home Condition Report is essentially a report on the overall condition of the property similar to the Homebuyer Survey but without a valuation report.
